A written checklist defines the site, frequency, included hours, minor-task thresholds and exclusions.

Ceiling tiles and visible common-area items
Catch-basin and drain condition observations
Litter/debris and high-wear-zone notes
Photo log and priority recommendations

Reports are visual operating observations, not engineering, code, environmental, mold or licensed-trade inspections.

Commercial model

Monthly or quarterly rounds use a defined allowance. Larger work receives a separate written proposal.
